Re-Stumping Windsor's Queenslanders and Character Homes

Windsor is one of Brisbane's older inner-north suburbs, and its hillside streets are lined with Queenslanders and workers' cottages dating back to the late 1800s and early 1900s. These homes deserve careful work. Ace Restumping re-stumps and re-levels Windsor character homes slowly and precisely, so the original VJ walls, fretwork, leadlight and ornate ceilings come through intact.

A century-old Queenslander has usually been patched, extended and re-stumped in parts over its life. Stumps can be different heights, materials and ages, sometimes in the same room. We map what's actually under your house before recommending a full or partial re-stump.

  • Concrete and galvanised steel stumps sized for heavier, older frames
  • Slow, staged levelling to protect original timber and plaster

Slow, Staged Levelling

Slow, staged levelling to protect original timber and plaster.

VJ boards, lath-and-plaster ceilings and original joinery don't flex like modern plasterboard, so we level in small increments and check the house as we go.

Why Windsor Homes Need a Careful Approach

Sloping Blocks

Windsor's hilly streets mean many houses sit low at the front and high at the back, or the other way around. Stumps on the downhill side are taller and carry more load, and water runs under the house after storms. Both affect how stumps wear and which materials suit.

Original Interiors

VJ boards, lath-and-plaster ceilings and original joinery don't flex like modern plasterboard. Lifting a house quickly can split boards or crack cornices, so we level in small increments and check the house as we go.

Character Overlays

Many Windsor homes fall under Brisbane City Council's traditional building character controls. Like-for-like re-stumping usually doesn't need approval, but raising the house, changing its height or building in underneath may. We'll flag this early so you can check with council or a certifier before work begins.

Signs Your Windsor Home Is Moving

  • Floors running noticeably downhill toward the back or side of the house
  • Gaps opening between VJ boards or at the top of internal walls
  • French doors or sash windows that no longer open or close properly
  • Stumps leaning on the downhill side, or ant-capping lifting away from the stumps

FAQ

Frequently Asked Questions

Will re-stumping damage my Queenslander's VJ walls or ceilings?

Any levelling moves the frame, so there's always some risk of minor cracking. We keep that risk low by lifting in small stages and checking the house throughout. Small cracks in old plaster can usually be repaired easily once the house is level.

Do I need council approval to re-stump in Windsor?

Replacing stumps at the same height is generally treated as maintenance. Raising the house, changing its height or building in underneath can trigger character overlay requirements. Check with Brisbane City Council or a building certifier for your property. We're happy to explain the scope of our work to them.

Can you re-stump and raise my house at the same time?

Raising involves approvals and structural design beyond a standard re-stump. Tell us your plans at the inspection and we'll discuss what's involved and the order the work should happen in.

How long does a Windsor re-stump take?

Most homes take five to ten working days. Larger Queenslanders, steep blocks or houses that are well out of level can take longer, because we level them more gradually.
