What Makes Re-Stumping a Toombul Home Different
Toombul is a flat, established northside suburb where most houses are low-set and built on shorter supports than the classic Queenslander. That changes what goes wrong. Instead of tall stumps leaning, you see cracks, uneven floors and doors that no longer close.
Brick walls are part of the picture. Brick veneer homes are common here, and when stumps or blocks move, the masonry can crack. Repairing the crack without fixing the footing means the crack returns, which is why we start underneath.
Toombul sits close to Kedron Brook, and low ground can be damp. We do not assume any property is or is not affected by flooding. Brisbane City Council publishes flood mapping, and you should check your own address there.
The rules depend on the work. Restumping in place is generally simpler than a raise, but if your property is in a character overlay or heritage listed, we want to know before work is booked. We check that at the free assessment.
Our response is to inspect the stumps, blocks, drainage and brickwork, then re-level the house on new supports. Steel posts and beams replace failing timber and cracked concrete so the fix lasts.
