House re-stumping is the replacement of the stumps that hold a house above the ground. Most Brisbane homes built before the 1970s stand on hardwood stumps; later ones may sit on concrete or steel. All three types degrade over time, from moisture, soil movement and pests, and the first signs usually show up inside the house long before anyone looks underneath.
Ace Restumping does full and partial re-stumps on low-set and high-set homes anywhere in Brisbane. We replace the stumps that have failed, leave sound ones in place where it's safe to, and re-level the floor as the house is set down. On average we restump about 150 houses a year, and the re-stumping team under your house is our own crew.

Quotes are free. General re-stumping doesn't need a set of structural plans, so you get a written quote from the inspection, and if only some of the stumps have failed, we say so.

Stumps fail for three reasons, and Brisbane has all of them. Timber at ground level stays wet through the summer storm season, so it rots at the base and attracts termites. Older concrete stumps can crack as the steel inside them rusts and expands. And much of the city sits on reactive clay that swells when it's wet and shrinks when it's dry, pushing and pulling the stumps a little every year until one corner of the house drops.
The housing stock makes it a city-wide job. Brisbane's character properties, which Council describes as primarily buildings built before the end of 1946, are mostly timber houses on stumps, and the post-war homes that followed were built the same way. A great many still sit on their original supports.
Low-lying streets near the river, the creeks and the bay drain slowly after rain, so the ground stays damp for longer and timber gives out sooner. Hillside blocks have their own pattern: the downhill stumps carry more of the load, so the house tends to tilt toward the slope.

Original timber stumps rot or get termites, and older concrete stumps can crack as the steel inside them rusts. Failing stumps lead to uneven floors and cracked walls, and left long enough to structural movement that costs far more to fix. Reblocking is the same trade; on our site it also covers re-levelling a house where only some of the footings have moved.
The usual signs are floors that feel uneven or visibly slope, doors and windows that stick or no longer close in their frames, cracks in interior plaster or exterior brickwork, and visible moisture or rot at the base of timber stumps. If you notice any of them, have the stumps inspected before the damage spreads to the upper part of the house.
In most cases, no. The work happens underneath the house, so your living areas stay accessible; expect some noise and minor vibration through the day. If the house needs a lot of levelling there is a chance of minor cracks in plaster or tiles as the structure settles into its correct position, and we'll tell you what to expect before we start.
Both outlast timber by a long way. Reinforced concrete stumps are immune to rot and termites and suit Brisbane's climate. Galvanised steel stumps are strong and adjustable, which helps on reactive clay that expands and contracts. We recommend one or the other at the inspection based on your ground, your house and the access underneath.
A standard residential re-stump in Brisbane typically takes between five and ten business days. The final time depends on the size of the home, how much access there is underneath, how far out of level it is and the soil conditions.
Like-for-like re-stumping usually doesn't need planning approval, but building rules still apply and character homes can carry extra conditions. Check with a building certifier or Council before work starts; we can point you to the right person at the inspection.
The inspection and the quote are free. General re-stumping doesn't need structural plans, so we quote in writing from the inspection: the number of stumps being replaced, the material, how much levelling is needed and how easy the access is set the figure. We don't publish prices, because no two houses are the same.

Inspection and assessment: we get under the house, check every stump, measure how far the floor is out of level and look at drainage and access, then write up which stumps need replacing and in what material.
Stump replacement: hydraulic jacks take the load a little at a time while the failed stumps come out and new reinforced concrete or galvanised steel stumps go in on proper footings.
Levelling and alignment: the house is brought back to level across every room and fixed down to the new stumps.
Final review: we check every stump, bearer and bolt before we leave, and tidy the site.
