House Re-Stumping Northgate

Re-Stumping for Northgate's Older Timber Homes

Northgate's streets are full of solid timber homes built between the 1930s and 1960s, many still sitting on their original stumps. When those stumps give way, the signs show up inside: a sagging hallway, a door that won't latch, a new crack above the kitchen window. Ace Restumping replaces worn stumps under Northgate homes with concrete or galvanised steel and brings the house back to level, and we're based just down the road in Eagle Farm.

Most houses in Northgate were built high-set or low-set on hardwood stumps. Good hardwood lasts a long time, but decades of wet summers, termites and moving soil wear it down, and the damage is usually hidden below the floor until the house starts to shift.

We replace the stumps that have failed and leave sound ones in place where it's safe to. Your home ends up on supports that won't rot, and the floor is level again.

Adjustable Galvanised Steel Stumps

Adjustable galvanised steel stumps for homes on ground that moves.

Brisbane's reactive clay swells in the wet season and shrinks in dry spells, so stumps that are already weak get pushed up and pulled down each year. Steel that won't rot suits that ground.

The local picture

Why Ground Conditions Matter in Northgate

Parts of Northgate sit low, particularly the streets closer to Kedron Brook and the Schulz Canal. Soil in these areas stays damp for longer after heavy rain and dries out slowly, so timber at ground level spends more time wet. That speeds up rot at the base of each stump and makes the ground more attractive to termites.

Brisbane's reactive clay adds to the problem. It swells in the wet season and shrinks in dry spells, so stumps that are already weak get pushed up and pulled down each year. That's why one corner of a house can drop while the rest stays put.

Signs Your Northgate Home Needs Attention

  • Floors that dip or bounce: often worst near internal walls or in the middle of large rooms.
  • Doors and windows that bind: frames pushed out of square as one side of the house drops.
  • Cracked plaster or VJ gaps: diagonal cracks from door corners, or boards pulling apart.
  • Soft or crumbling stump bases: check with a screwdriver. If it sinks into the timber at ground level, get an inspection.
How the job runs

How a Northgate Re-Stump Works

  1. Under-floor inspection: we check every stump, measure how far the floor is out of level and look at drainage around the house.

  2. Written quote and plan: you get a clear scope covering which stumps, which material and how much levelling is needed.

  3. Lift and replace: hydraulic jacks take the load while old stumps come out and new concrete or steel stumps are set on proper footings.

  4. Level and fix down: we lower the house gradually onto the new stumps, bolt the bearers down and check levels across every room.

Frequently asked questions
Can you replace only some of the stumps?

Often, yes. If the inspection shows most stumps are still sound, we can replace only the failed ones. When a large share is rotten, a full re-stump is usually better value because the whole house is lifted and levelled once.

My house is near Kedron Brook. Does that change anything?

It can. In damp, low-lying spots we pay closer attention to drainage and footing depth and usually recommend concrete or galvanised steel over timber. We'll also point out any water pooling under the house that could shorten the life of the new work.

Will re-stumping fix the cracks in my walls?

Levelling takes away the movement that causes the cracks, and some gaps close as the house comes back to level. Existing plaster cracks usually still need patching and painting afterwards. We'll tell you what to expect before we start.

How long does a Northgate re-stump take?

A typical house takes five to ten working days. The final time depends on the size of the home, how much access there is underneath and how far out of level it is.
