What Makes Re-Stumping a Lutwyche Home Different
Lutwyche takes its name from Alfred Lutwyche, an early Queensland judge, and is one of the inner north's long-established suburbs. Lutwyche Road runs through the middle of it, and the houses behind that road sit on a mix of flat and sloping blocks.
Slope changes the job. A house on a fall of land has stumps of very different heights, and the taller ones do more work. When they lean or rot, the floor does not just sink evenly, it twists. That is why we log each stump, not just a few.
Traffic is the second difference. Being near a main road means deliveries need timing, street parking is often tight, and neighbours notice a truck. We schedule around it and tell you what to expect before the crew arrives.
Some older Lutwyche homes may sit in Council's Traditional building character overlay. Re-stumping in place normally keeps a house as it is, but a change in height needs approval, so confirm your property's status on Council's mapping.
Our response is to come out from Eagle Farm, inspect every stump and the ground beneath it, then re-level the house on new supports. Steel posts and beams replace timber wherever it can no longer be trusted.
